The Roads in Miami is a neighborhood that is located south of 11th St., between SW 12th Ave. and SW 15th Road, just west of Brickell. The Roads in Miami is known for its old homes with large yards and tree-covered streets. Interestingly, the Roads was mapped out and developed by Mary Brickell just days before her death. She wanted the area to provide a pedestrian-friendly neighborhood and accomplished this beautifully by incorporating wide streets with median parkways and roundabouts. Aside from the pedestrian-friendly neighborhood and beautifully landscaped streets and houses the Roads in Miami is ideally located just minutes from Brickell, Downtown, Key Biscayne, Coconut Grove, Coral Gables, and everything else that South Miami has to offer. The Roads in Miami is also served by both the Metrobus and the Metrorail, making public transportation readily available. Furthermore, the Roads in Miami is home to some of the most beautiful parks in Miami (e.g., Vizcaya Museum and Gardens), including two nature preserves (e.g., Alice Wainwright Park).

The market in the Roads has increased dramatically within the last year. During the first quarter of last year (i.e., 1-1-12 – 3-31-12) a total of 4 properties were sold, with an average sales price of $251,875 (or $154 per sq. ft.) and an average of 247 days on the market. Fast forward to this year’s first quarter and a very interesting story emerges. Compared to last year’s first quarter, 15 properties were sold, with an average sales price of $444,703 (or $208 per sq. ft.) and an average of only 84 days on the market. This is a drastic change in the market within only one year. That is, compared to last year’s first quarter, sales have increased 75% and the number of days on the market has decreased by a staggering 163 days!
