The Winter Is Over…Let's Review What Happened In Brickell Key Real Estate

Yesterday marked the beginning of Spring! So what better time to take a look back at the Winter season and review what happened in Brickell Key real estate

During the 2008-2009 Winter season:

  • 30 sales were recorded in Brickell Key
  • 25 properties went pending (under contract)
  • 128 units were listed or re-listed for sale
  • The average sale price was $362,941
  • The average price per square foot was $289
  • The highest priced sale closed at $1,200,000
  • The lowest priced sale closed at $101,000
  • The median selling price was $304,500
  • 50% of the units sold for under $300,000
  • 70% of the units sold for under $400,000
  • 50% of the units that went pending had an asking price below $300,000
  • 80% of the units that went pending had an asking price below $500,000
  • 2 units sold in the $500,000 – $1 Million range
  • 2 units sold for $1 Million +
  • A 2/2 unit went pending at St. Louis Condo two years after the last sale
  • Of the 25 units that went pending, 64% were at Courvoisier and Isola Condos
