This week I did an analysis of the Coconut Grove, Coral Gables, and Ponce/Davis non-waterfront markets between $1,000,000-$5,000,000. The chart to above shows we have grown in inventory by about 18% over the past two years. In turn, our sales are up about 27% over that same time period and pending sales are up 30%. This graph is a direct reflection of what we are feeling in the market. The market is strong, with a good amount of activity, but the increase in inventory has taken what was a seller’s market a year or more ago, to a much more balanced market this year.
