With a list price reduction of $60,000, One Tequesta Point #2109 , a 1,310 square foot 2 bedroom 2 bathroom unit, became the lowest priced 2 bedroom offering in the building at $425,000. The property, which is not distressed (short sale or foreclosure) has been on the market for less than a month. The last sale of a unit on the same line, which enjoys great water views, closed in late December 2008 for $417,500.
Another interesting price revision was that of a 3 bedroom 3 bathroom unit at Courts Brickell Key. Unit #1909 was recently re-listed as a short sale for $450,000, making it probably the most attractive 3 bedroom offering in Brickell Key. The unit faces SE, and enjoys some of the best views available in the building. The last 3 bedroom units sold in Courts Brickell Key closed for $445,000 and $490,000 in September and November of last year respectively.
