I was looking over a market update of Coconut Grove and Coral Gables today that covered the last 14 days of activity. I was struck by the effect a price reduction had on recently pended and closed sales. The table above relates what I saw.

It’s my job as a listing agent to help my clients understand that chasing the market down is a losing proposition. To get the job done – selling your property – you have to be competitively priced. It really isn’t about what you need or want to get, it’s about the prices paid in your area.
