I was looking over a market update of Coconut Grove and Coral Gables today that covered the last 14 days of activity. I was struck by the effect a price reduction had on recently pended and closed sales. The table above relates what I saw.
It’s my job as a listing agent to help my clients understand that chasing the market down is a losing proposition. To get the job done – selling your property – you have to be competitively priced. It really isn’t about what you need or want to get, it’s about the prices paid in your area.
If you need help deciding what you should ask for your home, call your neighborhood specialist, Beth Kipnis. Leave me a message and I’ll call or email you immediately.
