I can’t believe it finally happened…We closed on 4465 North Bay Rd! It was a short sale and sold for (better sit down) $400,000! What a great deal and the people who bought it are lovely, and thrilled, and excited, and know they got a great buy! It was a 4 bedroom, 3 bath home and had impact windows. Not a lot of yard space but still a great location. We ran into a problem because of the hold up with the federal flood insurance stand off which was causing a lot of deals to be put on hold. As you know, Miami Beach is in a flood zone and you can not close if your’re obtaining financing without flood insurance. But it got resolved with the help of a great mtg. broker, Shawn Chemtov and a great title company, Clear Title. Thanks guys for all your hard work! Its onward and upward!
