The deadline to file your appeal of your tax assessment is fast approaching, September 17 in Miami-Dade County and September 19 in Broward. For those of you who may be considering taking on this task yourself, I have attached some FAQ’s, the appeal application and the process for filing your appeal. vab-information-package1

As an FYI, I recently attended a seminar hosted by the Realtor Association of Greater Miami and The Beaches on “Appealing Property Tax Assessments”  with Special Magistrate Phil Spool. During the seminar which was very interesting and eye opening as to the process,  Mr. Spool reiterated time and time again they it may be best for you to employ a Tax Agent.  A Tax Agent will know the process, the buzz words and the evidence needed to appeal your assessment. Generally, a tax agent will charge a percentage of the assessment he has been able to save you.  If you own commercial property it may be especially beneficial for you to hire a tax agent to appeal your tax assessment. Starting in 2009 the 10% cap for commercial property will apply.  If you would like to contact a Tax Agent please e-mail for a list.

Bio –  Phil Spool has been appraising in Miami-Dade County for 35 years.  He is a State-Certified General Real Estate Appraiser, License No. 81, a residential and commercial appraiser having the Accredited Senior Appraiser (ASA) designation with the American Society of Appraisers, vice-president and program chairman for the Greater Miami Chapter of the ASA as well as its District Director.
