As a certified mortgage planner and a member of the Financial Planning Association<\/a>\u00a0I was pleased to receive this months Journal of Financial Planning with it’s cover story “Guiding Clients Through The Mortgage Mess<\/a>“.\u00a0 While most financial planners have long recognized the important role that a mortgage (or lack there of) can play in ones financial well-being, in the past most planners took a very passive roll when it came to the structure of their clients\u00a0mortgage debt.<\/p>\n

As the equity in\u00a0homes all across America appears\u00a0to be evaporating like a glass of water in the middle of the desert,\u00a0certified mortgage planners and certified financial\u00a0planners\u00a0are\u00a0making home equity and mortgage management one of the cornerstones of sound financial planning.<\/p>\n

Here are\u00a0a few\u00a0simple questions with complex answers that you can ask\u00a0your certified mortgage planner<\/a>, certified financial planner and certified public accountant:<\/p>\n

1) Should\u00a0you make additional payments towards the principal balance on my mortgage or max fund\u00a0your retirement and\/or college savings plans?<\/p>\n

2) What is the effective “after tax” interest rate on\u00a0your\u00a0“tax preferred debt”\u00a0and\u00a0are you\u00a0carrying any\u00a0 forms of “non-tax preferred debt”?<\/p>\n

3) Considering\u00a0your ownership intentions\u00a0should\u00a0you pay the premium for a 30 year fixed\u00a0rate mortgage or is a hybrid ARM more appropriate?<\/p>\n
