{"id":88034,"date":"2016-11-11T14:16:12","date_gmt":"2016-11-11T18:16:12","guid":{"rendered":"https:\/\/www.ewmrealestate.com\/blog\/?p=88034"},"modified":"2016-11-11T14:16:12","modified_gmt":"2016-11-11T18:16:12","slug":"what-do-the-election-results-mean-for-real-estate","status":"publish","type":"post","link":"https:\/\/ewmrealestate.com\/blog\/what-do-the-election-results-mean-for-real-estate\/","title":{"rendered":"What Do The Election Results Mean For Real Estate?"},"content":{"rendered":"<p>&nbsp;<\/p>\n<p><img loading=\"lazy\" class=\"aligncenter size-medium wp-image-17049\" src=\"http:\/\/ilovesofla.com\/wp-content\/uploads\/2016\/11\/langer-front-300x199.jpg\" alt=\"langer-front\" width=\"300\" height=\"199\" \/><\/p>\n<p>The\u00a0long election\u00a0 is finally over and the question\u00a0I am getting asked a lot is, &#8220;What does it all mean for the real estate market?&#8221;\u00a0 A recent video put out by the <a href=\"http:\/\/www.realtor.org\/political-advocacy\">National Association of Realtors<\/a> sums up the election as follows:<\/p>\n<ul>\n<li>In Congress, not much has changed.\u00a0 Republicans controlled the House and the Senate before the election and they control the House and the Senate after the election.\u00a0 This will help NAR moving forward on <a href=\"http:\/\/www.realtor.org\/political-advocacy\">flood insurance<\/a>, tax reform, and the re-invention of <a href=\"http:\/\/www.fhfa.gov\/SupervisionRegulation\/FannieMaeandFreddieMac\/Pages\/About-Fannie-Mae---Freddie-Mac.aspx\">Fannie Mae and Freddie Mac<\/a>,\u00a0since Realtors\u00ae had been working on these issues with the previous Congress, thereby providing continuity.<\/li>\n<li>Flood Insurance:\u00a0 The National Flood Insurance Program is $24 Billion in debt, which needs to be addressed.\u00a0 States vary on the importance they give this program and how flood insurance should be covered.\u00a0 Nevada has a different view than New Orleans and Florida and NAR is active in trying to negotiate a solution so that insurance is available and\u00a0real estate transactions can continue taking place.<\/li>\n<li>Tax Reform:\u00a0 The mortgage interest deduction, property tax deduction, capital gains exemption and 1031 Like Kind Exchanges are all under consideration for reform.\u00a0 No bills have been filed yet, but there are different proposals that have been floated by a variety of legislators.<\/li>\n<li>Fannie Mae and Freddie Mac:\u00a0 Their future is totally up in the air and NAR will keep an eye on any new proposals that are put forth.<\/li>\n<li><a href=\"http:\/\/www.doddfrankupdate.com\/DFU\/DoddFrankSummary.aspx\">Dodd Frank<\/a> and the <a href=\"http:\/\/www.consumerfinance.gov\/\">Consumer Protection Bureau<\/a>:\u00a0 These will be revisited.\u00a0 Under Dodd Frank, regulations that affect smaller banks will probably be relaxed.\u00a0 Since approximately half of current mortgage lending is being done by non-bank banks (on-line lenders), regulations may start addressing them.\u00a0 Overall, the view is that federal regulations will be loosened and state and local regulations will increase.<\/li>\n<\/ul>\n<p>Another topic that will be looked at is refinancing student loans, which would help get young people with a lot of student debt into mortgages and homeownership.\u00a0 This is obviously a national overview.\u00a0 I will go into more detail as<\/p>\n<p>&nbsp;<\/p>\n","protected":false},"excerpt":{"rendered":"<p>&nbsp; The\u00a0long election\u00a0 is finally over and the question\u00a0I am getting asked a lot is, &#8220;What does it all mean for the real estate market?&#8221;\u00a0 A recent video put out by the National Association of Realtors sums up the election as follows: In Congress, not much has changed.\u00a0 Republicans controlled the House and the Senate<\/p>\n<p class=\"more-link\"><a href=\"https:\/\/ewmrealestate.com\/blog\/what-do-the-election-results-mean-for-real-estate\/\" class=\"themebutton2\">Read More<\/a><\/p>\n","protected":false},"author":6137,"featured_media":130092,"comment_status":"closed","ping_status":"closed","sticky":false,"template":"","format":"standard","meta":{"_expiration-date-status":"","_expiration-date":0,"_expiration-date-type":"","_expiration-date-categories":[],"_expiration-date-options":[]},"categories":[12269],"tags":[],"yoast_head":"<!-- This site is optimized with the Yoast SEO plugin v20.0 - https:\/\/yoast.com\/wordpress\/plugins\/seo\/ -->\n<title>What Do The Election Results Mean For Real Estate?
