Today I am spotlighting Coral Gables, non-waterfront, non-Reo properties. Over this past year, we saw a slight increase in price per square foot to $353.33 from $334.33, representing a 5.4% increase. Inventory has held fairly steady over the past year, fluctuating up and down throughout, but coming out at the exact same number as this time last year. The closed and pending properties, however, have slightly decreased. The average sale per month from last year at this time was 40.66 and this year it was 33.33. I definitely felt this with a fabulous first half of the year and a slower second half! The good news is our market has clearly stabilized and we are in what I would label, a more balanced market.
