Miami Shores is located south of N.E. 107th St. and north of N.E. 87th St., and east of N.W. 5th Ave. just south of North Miami. Miami Shores Village was developed in the 1920’s and is well known for its small town feel, Bay front vistas, and tree-lined streets. The style of homes in Miami Shores varies widely but is mainly comprised of Art Deco and Mediterranean style-homes. Miami Shores is close to some of South Florida’s best beaches, including Miami Beach, Sunny Isles, and Surf Side. A year-to-date analysis shows 54 properties were sold with an average closing price of $420,104 (or $183 per sq. ft.). This analysis shows a drastic change in the market. That is, compared to last year we see a 33% increase in the number of properties closed with an amazing 14% increase in average closing price per sq. ft.! The previous analysis includes 2 bedroom to 5+ bedroom properties, however, an even more interesting story emerges when we just look at 5+ bedroom properties. For 5+ bedroom properties, a year-to-date analysis (1-1-2013 – 5-23-2013) shows 4 properties sold with an average closing price of $803,750 (or $235 per sq. ft.). Rewind to last year, during the same time frame, (1-1-2012 – 5-23-2012), and we see an amazing trend emerging. A year-to-date analysis shows 4 properties sold with an average closing price of $512,000 (or $156 per sq. ft.). This comparison highlights an amazing trend in the market, specifically, compared to last year we see an incredible 50% increase in the average closing price per sq. ft.!<\/span><\/p>\n
