Los intereses pueden oscilar entre 6 y 8.5% dependiendo de las tasas vigentes, los programas, etc. Actualmente es factible conseguir un financiamiento del 80% a 30 a\u00f1os con 8.25% de inter\u00e9s fijo para extranjeros. Los recaudos exigidos generalmente son: carta de un contador p\u00fablico sobre ingresos \u2013 egresos, referencias bancarias y comerciales, visa vigente, cuenta bancaria en USA.<\/li>\n<li>Debe considerarse alrededor de un 5 a 6% para gastos de cierre (registro). Adicionalmente existen costos de seguro e impuestos a la propiedad (+-1.8% anual en la Florida) los cuales podr\u00edan incorporarse al pago mensual de la hipoteca o pagarse independientemente, as\u00ed tambi\u00e9n deben tomarse previsiones para cubrir los gastos de mantenimiento (Homeowner\u2019s Association)<\/li>\n<li>La estimaci\u00f3n de todos los gastos la suministra el agente de la instituci\u00f3n financiera o Mortgage Broker a los compradores una vez que estos solicitan su calificaci\u00f3n para el financiamiento y se especifica en un documento denominado \u00a8Good Faith Estimate\u00a8. <\/li>\n<li>Hay opciones de financiamiento no convencionales que permiten pagar s\u00f3lo intereses o un pago de amortizaci\u00f3n negativa.  La primera es una opci\u00f3n a considerar si se compra la propiedad para revenderla en un lapso de dos a tres a\u00f1os y las condiciones del mercado son favorables para su revalorizaci\u00f3n.  La opci\u00f3n de amortizaci\u00f3n negativa no es financieramente recomendable, ya que se incrementa la deuda con el ente financiero y s\u00f3lo ser\u00eda recomendable considerarla si se est\u00e1 ante un mercado especulativo en el cual el valor del inmueble se incremente aceleradamente y permite revender por encima del valor adeudado.<\/li>\n<li>Deben evitarse los financiamientos con penalidades por reventa antes de los tres primeros a\u00f1os, si se piensa vender en un corto per\u00edodo de tiempo, ya que afectan considerablemente la posible utilidad o recuperaci\u00f3n de gastos que usted haya realizado. <\/li>\n<li>Los montos por reserva de la propiedad deben permanecer en una Escrow Account, custodiada usualmente por la compa\u00f1\u00eda de t\u00edtulos, a fin de incorporarla en el balance de la transacci\u00f3n en el momento del cierre.
