In my quest\u00a0to read more books this year, I ran across\u00a0a cute one in my office I read some time ago. You probably have too. Spencer Johnson, M.D. wrote it\u2026 Who Moved My Cheese?<\/a> I picked it up and read it again. It doesn\u2019t take long. The author uses four imaginary characters to describe how we act or react to change. Two are mice, Sniff and Scurry. Two are \u201clittlepeople,\u201d beings\u00a0as small as mice but look and act a lot like people, Hem and Haw. All four are intended to represent us\u00a0and how we\u00a0deal with changes in our lives.<\/p>\n

The setting is a maze, with cheese to be found here and there with\u00a0an occasional stockpile. They\u00a0find one of the mother-loads and all goes well for a while.\u00a0If something is changing in your life,\u00a0if\u00a0something is about to change, or even if you feel change isn\u2019t something you\u2019ll be dealing with any time soon,\u00a0you might want to read this book.<\/p>\n

In real estate,\u00a0our cheese moves with the real estate cycle. Technology moves it too.\u00a0The abundance or shortage of inventory\u00a0affects value over time. Negotiation strategy and\u00a0timing issues\u00a0once\u00a0you\u2019re interested in a property or have a\u00a0buyer interested in yours can change rather quickly.\u00a0Distressed property sales factor in the mix. Interest rates\u00a0too.\u00a0You may or may not be kept\u00a0current about these changes\u00a0since\u00a0a lot depends on where or what you\u2019re source of information is.<\/p>\n

IF you miraculously had a way to always be in the know, what\u00a0would work out best for\u00a0you and the circumstances of your sale or purchase? As a seller, would you sniff out changes in the market and effectively\u00a0position your sale?\u00a0Would you scurry about\u00a0playing\u00a0catch up, adapting to changes\u00a0later\u00a0than\u00a0you should affecting\u00a0the bottom line of your deal? Maybe you have future plans of living in a larger house or a different location,\u00a0but you\u2019re still resisting the change in our real estate values so\u00a0you plan\u00a0on waiting it\u00a0out until\u00a0it someone puts it back like Hem.<\/p>\n

As a buyer, are you stuck in the summer of 2008 still thinking you can pretty much offer anything and that seller should jump all over your offer? Are you aware of the dwindling amount of homes for sale in our area causing change to offer strategies? Do you wait and think things through and then\u00a0scurry to make your offer only to find out, so did 15 other buyers?\u00a0I\u2019m not suggesting you shouldn\u2019t think, nor should you take action without having had enough time to think\u00a0with clarity. You absolutely should\u2026 this is a\u00a0major sale or purchase.<\/p>\n

<\/strong>What I AM suggesting\u00a0is this: Do your\u00a0thinking and planning first. Have a strategy in place. Know what you\u2019re\u00a0going to do ahead of time\u00a0so the decisions can be timely and on track with your plans.<\/p>\n

Your strategy should include an in depth\u00a0discussion\u00a0of your options\u00a0with a good loan officer and a good\u00a0Realtor to start with. They\u00a0know where the better cheese is or at\u00a0the very least which corridor of the maze has the\u00a0most potential. Knowing your options and moving forward with a strategy you\u2019ve discussed and understand with someone you trust will keep the stress levels down,\u00a0help you\u00a0visualize the\u00a0big change you imagined when you started out and help maximize\u00a0your bottom line\u00a0once the deal\u00a0is closed.<\/p>\n
