La idea es agilizar el mercado y compraventa de inmuebles cuyos propietarios deben al banco m\u00e1s del valor actual de mercado.<\/p>\n<p>Con los Realtors libres de tener que atenerse a los procedimientos indicados en los reglamentos MARS, la FTC (Federal Trade Commision) desaparece la necesidad de una gran cantidad de documentos con contenido paralelo y superpuesto adem\u00e1s de los requisitos contables particulares de \u00e9sta ley. Se podr\u00eda considerar que un punto m\u00e1s delicado es que han levantado la prohibici\u00f3n a la aceptaci\u00f3n de dinero por adelantado por parte de los agentes inmobiliarios envueltos espec\u00edficamente en una transacci\u00f3n donde se est\u00e1 intentado obtener un short sale a nombre de un cliente.<\/p>\n<p>El lenguaje de \u00e9sta ley incluye la posibilidad de que los Procuradores Generales de cada estado decidan no otorgar \u00e9ste <strong>salvoconducto jur\u00eddico<\/strong> a los corredores inmobiliarios colegiados de su particular estado. No se preocupen: la apoderada legal de la Florida, Dra. Pam Bondi ha expresado buenas noticias: no hay planes actuales de aplicar la ley MARS a los Realtors de la Florida.<\/p>\n<p><a href=\"http:\/\/casaenmiamionline.com\/bienes-raices-compra-y-venta\/\"><img loading=\"lazy\" class=\"alignright size-medium wp-image-2693\" style=\"margin: 9px;\" title=\"Hipotecas - sopa de letras\" src=\"http:\/\/casaenmiamionline.com\/files\/2011\/07\/Hipotecas-sopa-de-letras-300x138.jpg\" alt=\"Hipotecas - sopa de letras\" width=\"400\" height=\"188\" \/><\/a><\/p>\n<h3>Poco a poco suben las tasas de inter\u00e9s hipotecario<\/h3>\n<p>La tasa de inter\u00e9s promedio anual de una hipoteca a treinta a\u00f1os y una persona con cr\u00e9dito relativamente bueno, se ubic\u00f3 en 4.52%. Los pr\u00e9stamos que s\u00ed bajaron fueron los de t\u00e9rmino flexible \u00f3 ARM (Adjustable Rate Mortgages), desliz\u00e1ndose de 3.29% a 3.27%.<\/p>\n<p>Algunos de los \u00edndices m\u00e1s bajos hasta ahora han sido: por un lado, en el a\u00f1o 2011 los pr\u00e9stamos hipotecarios a plazo fijo se ubicaron en 4.49% hace unos treinta d\u00edas; por otra parte la tasa para aquellos instrumentos financieros de inter\u00e9s variable cay\u00f3 a la absolutamente \u00ednfima cifra de 3.25% hace apenas unas tres semanas.<\/p>\n<p><strong>\u00bfQu\u00e9 son los &#8220;puntos&#8221;? <\/strong><\/p>\n<p>Es importante destacar que cuando se mencionan cifras del costo del dinero en piezas de publicidad generalmente nos parecen bajas, casi dif\u00edciles de creer, una de las razones de ello es que al n\u00famero presentado por el banco se le a\u00f1ade, en el mundo real, el costo de los gastos administrativos generalmente conocido como &#8220;puntos&#8221; \u00f3 &#8220;Mortgage Points&#8221;. Con ellos lo que se busca es reducir la tasa de inter\u00e9s a ser aplicada sobre la &#8220;vida&#8221; del pr\u00e9stamo, indirectamente comprando una tasa de inter\u00e9s baja con un peque\u00f1o desembolso al momento de la compraventa.<\/p>\n<p>Cada punto equivale a 1% del monto total de la hipoteca. Es decir, si usted est\u00e1 <a title=\"Consiga su propiedad\" href=\"http:\/\/casaenmiamionline.com\/bienes-raices-compra-y-venta\/\" target=\"_blank\" rel=\"noopener noreferrer\">adquiriendo una propiedad<\/a> por $1.500.000 y est\u00e1 contribuyendo con 20% de la inicial su hipoteca ser\u00eda de $1.200.000, monto sobre el cual se calcular\u00edan los puntos.<\/p>\n<p>Para bien o para mal es com\u00fan observar la presencia m\u00e1s de un punto en las transacciones inmobiliarias efectuadas en \u00a0Florida.
