{"id":46381,"date":"2011-03-01T07:08:51","date_gmt":"2011-03-01T07:08:51","guid":{"rendered":"http:\/\/therealestatemango.com\/2011\/03\/01\/the-psychology-behind-the-2011-real-estate-market\/"},"modified":"2019-04-23T20:52:25","modified_gmt":"2019-04-23T20:52:25","slug":"the-psychology-behind-the-2011-real-estate-market","status":"publish","type":"post","link":"https:\/\/ewmrealestate.com\/blog\/the-psychology-behind-the-2011-real-estate-market\/","title":{"rendered":"The Psychology Behind the 2011 Real Estate Market"},"content":{"rendered":"<p><strong><a href=\"http:\/\/therealestatemango.com\/files\/2011\/03\/teddy-bears-with-bank.jpg\"><img loading=\"lazy\" class=\"alignleft size-medium wp-image-1389\" src=\"http:\/\/therealestatemango.com\/files\/2011\/03\/teddy-bears-with-bank-300x225.jpg\" alt=\"Teddy-bears &amp; savings\" width=\"300\" height=\"225\" \/><\/a>Sociologists and psychologists have noticed a deep seated, human response to the sale of homes after the huge and destructive real estate bubble that we experienced in 2005.<\/strong><\/p>\n<p><strong>It seems that people like winning\u00a0 less than then they hate\u00a0losing.\u00a0\u00a0 Almost all homes, today, unless they owe more than they are worth, can be sold.\u00a0 So why is the recovery of the real estate market so sluggish?\u00a0 Why is it taking so long\u00a0 to see a healthy ratio of for sale homes to sold homes?<\/strong><\/p>\n<p><strong>When people remember the prices they could have gotten when we were in the bubble, they feel as if they are losing when they sell at today&#8217;s prices.<\/strong><\/p>\n<p><strong>Although they weren&#8217;t on the market five years ago, they remember the prices their neighbors and friends sold for and feel that if they sell now\u00a0 they are losing.\u00a0 The advantage of\u00a0 actually selling their home and moving on, doesn&#8217;t appeal to them.\u00a0 They feel that they will be losing money in the\u00a0 transaction. This creates a stalemate. <\/strong><\/p>\n<p><strong>When I visit potential sellers, they are appalled when I show them recent comparables.\u00a0 It seems inconceivable to them that their homes aren&#8217;t worth what they once were.\u00a0 Until we clear this hurdle, we will not see a real improvement in the market.<\/strong><\/p>\n<p><strong>It seems like the memory of days past permeates every conversation\u00a0about the sale of homes. <\/strong><\/p>\n<p><strong><span style=\"color: #ff0000\">On a lighter side,\u00a0home sales were up 22% in February as compared to February of 2010 due to the attraction of\u00a0 distressed properties which made up the bulk of the sales.<\/span><\/strong><\/p>\n<p><strong><span style=\"color: #ff0000\">However, prices are still falling.\u00a0 The medium price of homes fell 36% in February.<\/span><\/strong><\/p>\n<p><strong> <\/strong><\/p>\n","protected":false},"excerpt":{"rendered":"<p>Sociologists and psychologists have noticed a deep seated, human response to the sale of homes after the huge and destructive real estate bubble that we experienced in 2005.
