In 2010\u00a0a Standard of Practice was added to article 3 in The Code of Ethics saying realtors can not give access to properties listed except as those made by the listing broker or owner of the property.\u00a0 Hence, as a realtor, do not give out the lockbox code to your clients and allow them to view the property without their realtor or their realtor will be in violation of article 3.\u00a0This avoids\u00a0the clients\u00a0from entering\u00a0an awkward and embarassing situation if they walk into an owner occupied property without a realtor. A realtor can get into big\u00a0trouble with the association he or she is a part of and with his\u00a0or her lockbox vendor. Remember that even if they buyers are under contract to purchase the home and this is not a first showing, the clients will\u00a0still need permission to enter the home and must be with a realtor when entering.
