Hooper Development is a community based development group that has already built the wildly popular <strong>Avenue Lofts<\/strong>.  Avenue Lofts, The Mill and Foundry Lofts are located in what has been coined <strong>FAT village<\/strong>.  FAT village stands for Flagler Arts and Technology District and is located on the West side of <strong>Flagler Village.<\/strong><\/p>\n<p>The <strong>Foundry Lofts and Mill Lofts<\/strong> consist of <strong>&#8220;Hard Loft&#8221;<\/strong> spaces complete with imperfections and cracks that help it achieve the look of the 1930&#8217;s factory loft conversion.  The spaces range in size from 1050 square feet to <a href=\"https:\/\/www.ewmrealestate.com\/blog\/wp-content\/blogs.dir\/230\/files\/2007\/09\/open-loft1.jpg\" title=\"open-loft1.jpg\"><img loading=\"lazy\" src=\"https:\/\/www.ewmrealestate.com\/blog\/wp-content\/blogs.dir\/230\/files\/2007\/09\/open-loft1.jpg\" alt=\"Loft Style Living Space\" align=\"right\" border=\"2\" height=\"251\" hspace=\"3\" vspace=\"3\" width=\"318\" \/><\/a>approximately 1600 square feet.  The spaces run true to the 1930&#8217;s era look by including the following :<\/p>\n<ul>\n<li> <strong>Hard wood floors <\/strong><\/li>\n<li><strong>12&#8243;-14&#8243; foot ceilings<\/strong><\/li>\n<li><strong> Large expansive windows<\/strong><\/li>\n<li><strong> Exposed mechanical duct-work<\/strong><\/li>\n<li><strong>Gas range cooktops<\/strong><\/li>\n<\/ul>\n<p>Some additional modern day features will include:<\/p>\n<ul>\n<li> <strong>Stainless steel appliances<\/strong><\/li>\n<li><strong> Europen style custom cabinetry<\/strong><\/li>\n<li><strong> High speed wireless Internet<\/strong><\/li>\n<li><strong> Heated swimming pool<\/strong><\/li>\n<li><strong>Covered parking.<\/strong><\/li>\n<\/ul>\n<p>If you have not yet seen the Foundry and Mill Lofts I would strongly recommend that you take a look.  Just follow the <a href=\"http:\/\/www.hortonrealestategroup.com\" title=\"Greg Horton's Website\">LINK <\/a>and give me a ring.<\/p>\n<p>Walking through the loft style buildings is a very <strong>unique experience<\/strong>.  It is very <strong>refreshing <\/strong>to see this type of development in Fort Lauderdale.  As you walk around the buildings you will find <strong>shops and cafes<\/strong> such as Brew Urban Cafe.  The <strong>Brew Cafe<\/strong> is located on the ground level of <strong>Avenue Lofts<\/strong> which is an easy walk from The <strong>Foundry and Mill Lofts<\/strong>.  Residents can enjoy a menu of specialty brewed coffeee of the day, an afternoon smoothie, or frozen drink.  They may also <strong>relax <\/strong>at the end of the day by meeting friends and enjoying a <strong>glass of wine<\/strong> or a <strong>micro-brewed beer<\/strong>.  The cafe also offers <strong>Internet access<\/strong>.<\/p>\n<p>There are many <strong>great buys<\/strong> out there right now due to the <strong><a href=\"http:\/\/www.hortonrealestategroup.com\" title=\"Research Current Market Trends\">current market conditions<\/a><\/strong>.  It is my opinion that when the market starts to turn you will see <strong>accelerated appreciation<\/strong> in the <strong>Flagler Village area<\/strong> due to its <strong>development potential, convenience, and neighborhood feel.<\/strong>  The <strong>affordability <\/strong>factor is here for now, with prices starting as low as the upper <strong>$200&#8217;s<\/strong>, but it will not be around for long.
