\"Scan_Pic0001\"<\/a>Last\u00a0 year, a retired couple contacted me to sell their townhouse in Aventura.\u00a0 They knew the market was not what it once was, but they had plans.\u00a0 The allure of\u00a0 Jupiter and points north was their dream.<\/p>\n

When I visited them, they were open to all\u00a0 the information I brought with me.\u00a0 There were very few sales in their development but there were sales in nearby subdivisions that were very similar.\u00a0 I wanted to give them the best facts just as an appraiser will when their home has to be appraised for a potential buyer.<\/p>\n

To their credit, they were open to advice.\u00a0 They believed the facts shown to them.\u00a0 They relied on the price point that I\u00a0 suggested.<\/strong><\/p>\n

As soon as all the paper work was complete, all the photos of the interior and exterior of the home were taken, all the minor repairs were made by the seller, we put the house on the market.<\/p>\n

Because it was priced right, calls came in immediately.\u00a0 Within a week, we had three offers.\u00a0 In the third week, an offer was accepted, closing date agreed upon and a SALE WAS PENDING!!!!<\/strong><\/p>\n

Again, because we priced it right and the offer was on target, the appraisal came off without a hitch.\u00a0 The buyer got his mortgage and it closed as per the date on the contract.<\/p>\n
