{"id":25901,"date":"2009-10-01T15:21:00","date_gmt":"2009-10-01T19:21:00","guid":{"rendered":"https:\/\/www.ewmrealestate.com\/blog\/?p=25901"},"modified":"2019-04-23T20:55:35","modified_gmt":"2019-04-23T20:55:35","slug":"new-loan-guidelines","status":"publish","type":"post","link":"https:\/\/ewmrealestate.com\/blog\/new-loan-guidelines\/","title":{"rendered":"New Loan Guidelines"},"content":{"rendered":"<p><img loading=\"lazy\" class=\"alignleft size-thumbnail wp-image-25903\" style=\"margin: 10px\" src=\"https:\/\/www.ewmrealestate.com\/blog\/files\/2009\/10\/Loan-Officer-150x150.jpg\" alt=\"Call Me\" width=\"150\" height=\"150\" \/>Now more then ever, communication with the loan officer in a\u00a0transaction is critical.<\/p>\n<p>With appraisals becoming more difficult, agents are sometimes having them completed before any inspections are done.\u00a0 If the customer does not meet face to face with the loan officer and completes their application, via email or phone, the appraisal cannot be ordered for 7 days.\u00a0 It then takes another 7 days to get the results back.<\/p>\n<p>Another new rule\u00a0has to do with the Truth and Lending disclosures.\u00a0 If anything changes in the loan amount (reduction for appraisal, credit for repairs, credit for closing costs) and the APR changes 1\/8 of 1%, new disclosures have to be issued.\u00a0 If new disclosures are issued, you must wait 7 days before a closing can be scheduled.\u00a0 Often times these changes happen in the middle of the transaction, so you must let the loan officer know.<\/p>\n<p>Good communication with the loan officer, is key to closing a transaction.<\/p>\n","protected":false},"excerpt":{"rendered":"<p>Now more then ever, communication with the loan officer in a\u00a0transaction is critical.
