{"id":19396,"date":"2009-04-24T14:56:43","date_gmt":"2009-04-24T18:56:43","guid":{"rendered":"https:\/\/www.ewmrealestate.com\/blog\/?p=19396"},"modified":"2019-04-23T20:56:19","modified_gmt":"2019-04-23T20:56:19","slug":"chinese-drywall-facts-fiction","status":"publish","type":"post","link":"https:\/\/ewmrealestate.com\/blog\/chinese-drywall-facts-fiction\/","title":{"rendered":"Chinese Drywall Facts &amp; Fiction"},"content":{"rendered":"<div><\/div>\n<p><span style=\"color: #111111;font-family: Arial\"><\/span><\/p>\n<p class=\"MsoNormal\" style=\"margin: 0in 0in 0pt\"><span style=\"color: #000000;font-family: Times New Roman\"> <\/span><span style=\"font-size: 11pt;color: black;font-family: Arial\">I\u2019m sure many of you have been reading the papers, listening to your favorite news station or possibly been contacted by a company claiming\u00a0 they are experts in testing Chinese drywall.\u00a0\u00a0All the hype may have left you wondering, does my house contain Chinese drywall?<\/span><\/p>\n<p class=\"MsoNormal\" style=\"margin: 0in 0in 0pt\">\n<p class=\"MsoNormal\" style=\"margin: 0in 0in 0pt\"><span style=\"font-size: 11pt;color: black;font-family: Arial\">I hope to dispel some of the false information and provide you with the facts about defective Chinese drywall.<\/span><\/p>\n<p class=\"MsoNormal\" style=\"margin: 0in 0in 0pt\">\n<p class=\"MsoNormal\" style=\"margin: 0in 0in 0pt\"><span style=\"font-size: 11pt;color: black;font-family: Arial\"><strong>Facts:<\/strong><\/span><\/p>\n<p class=\"MsoNormal\" style=\"margin: 0in 0in 0pt\">\n<p class=\"MsoNormal\" style=\"margin: 0in 0in 0pt\"><span style=\"font-size: 11pt;color: black;font-family: Arial\"><strong><\/strong><\/span><\/p>\n<p class=\"MsoNormal\" style=\"margin: 0in 0in 0pt\"><span style=\"font-size: 11pt;color: black;font-family: Arial\">It does exist.\u00a0 <strong>Homes that were built between 2004-2008 may contain Chinese drywall.<\/strong> Several hurricanes and the building boom created a shortage in supply of dry wall for\u00a0builders.\u00a0 To stay on schedule many builders had to order drywall from outside the U.S.\u00a0 Lennar Homes, the nation\u2019s second largest builder by volume, has acknowledged the problem and is promising to absorb all costs related to the drywall replacement. Lennar also maintains that the Chinese drywall was installed by independent contractors, and claimed that it did not know the material was imported from China.\u00a0 The builder said it intends to \u201cto take all necessary actions\u201d to hold manufacturers or suppliers of the defective drywall responsible. Of course, <strong>Lennar is not the only builder in South Florida that may have used defective Chinese drywall. <\/strong><\/span><\/p>\n<p class=\"MsoNormal\" style=\"margin: 0in 0in 0pt\">\n<p class=\"MsoNormal\" style=\"margin: 0in 0in 9pt\"><span style=\"font-size: 11pt;color: black;font-family: Arial\">Since &#8221;Made In China&#8221; may not be visible &#8212; and not all drywall is marked &#8212; the <span style=\"color: black;text-decoration: none\"><a href=\"http:\/\/www.doh.state.fl.us\/bulletins.html\">Florida Department of Health<\/a> <\/span>has established some basic criteria for determining whether a home contains it.<\/span><\/p>\n<p class=\"MsoNormal\" style=\"margin: 0in 0in 9pt\"><span style=\"font-size: 11pt;color: black;font-family: Arial\">Homes constructed from 2004 to the present must meet two or more of the following conditions; those built prior to 2004 must meet three or more:<\/span><\/p>\n<p class=\"MsoNormal\" style=\"margin: 0in 0in 9pt\"><span style=\"font-size: 11pt;color: black;font-family: Arial\"><strong>Conditions<\/strong><\/span><\/p>\n<p class=\"MsoNormal\" style=\"margin: 0in 0in 9pt\"><span style=\"font-size: 11pt;color: black;font-family: Arial\">\u2022\u00a0There is presence of a sulfur-like smell similar to \u201crotten eggs\u201d or other unusual odors;<\/span><\/p>\n<p class=\"MsoNormal\" style=\"margin: 0in 0in 9pt\"><span style=\"font-size: 11pt;color: black;font-family: Arial\">\u2022\u00a0Confirmed presence of Chinese-manufactured drywall in the home;<\/span><\/p>\n<p class=\"MsoNormal\" style=\"margin: 0in 0in 9pt\"><span style=\"font-size: 11pt;color: black;font-family: Arial\">\u2022\u00a0Observed copper corrosion, indicated by black, sooty coating of uninsulated copper pipe leading to the air handling unit;<\/span><\/p>\n<p class=\"MsoNormal\" style=\"margin: 0in 0in 9pt\"><span style=\"font-size: 11pt;color: black;font-family: Arial\">\u2022\u00a0Documented failure of air conditioner evaporator coil (located inside the air handling unit);<\/span><\/p>\n<p class=\"MsoNormal\" style=\"margin: 0in 0in 9pt\"><span style=\"font-size: 11pt;color: black;font-family: Arial\">\u2022\u00a0Confirmation by an outside expert for the presence of premature copper corrosion on uninsulated copper wires and\/or air conditioner evaporator coils.<\/span><\/p>\n<p class=\"MsoNormal\" style=\"margin: 0in 0in 9pt\"><span style=\"font-size: 11pt;color: black;font-family: Arial\">\u2022 Health hazard.\u00a0 At this time, the DOH has not associated any\u00a0imminent or chronic health hazard related\u00a0to Chinese drywall however, they are continuing to review all available data to help determine a more definitive answer.<\/span><\/p>\n<p class=\"MsoNormal\" style=\"margin: 0in 0in 9pt\"><span style=\"font-size: 11pt;color: black;font-family: Arial\">For more information from the Department of Health <span style=\"color: black;text-decoration: none\"><a href=\"http:\/\/www.doh.state.fl.us\/environment\/community\/indoor-air\/drywall.html\">click here<\/a><\/span>. <\/span><\/p>\n<p class=\"MsoNormal\" style=\"margin: 0in 0in 9pt\"><span style=\"font-size: 11pt;color: black;font-family: Arial\">Since the drywall issue surfaced many false remedies are being offered.\u00a0 Florida\u2019s attorney general sent out an alert, warning homeowners to be aware of scams.<\/span><\/p>\n<p class=\"MsoNormal\" style=\"margin: 0in 0in 11.25pt\"><span style=\"font-size: 11pt;color: black;font-family: Arial\"><strong>False<\/strong><\/span><\/p>\n<p class=\"MsoNormal\" style=\"margin: 0in 0in 11.25pt\"><span style=\"font-size: 11pt;color: black;font-family: Arial\">Company offers to conduct tests and remove the corrosive properties from the drywall costing the homeowner many thousand of dollars.\u00a0 The DOH reported that at this time, there is no known test that can detect the presence of defective drywall by testing the air in the home.<\/span><\/p>\n<p class=\"MsoNormal\" style=\"margin: 0in 0in 11.25pt\"><span style=\"font-size: 11pt;color: black;font-family: Arial\">Offering to fix the defective drywall with a spray or an ozone generator.
