Buyers are coming back into the market<\/strong>, realizing that prices are lower than they have been in five years.\u00a0 There are opportunities that turn out to be cheaper than the rent the buyers are currently paying.\u00a0 Not only are there incredible\u00a0deals in the foreclosures that are coming on the market, daily, but regular inventory has seen reductions in prices on a \u00a0weekly basis.<\/p>\n

More\u00a0good news<\/strong> is that\u00a0\u00a0investors are coming back into the market.\u00a0 We need investors to help reduce the\u00a0inventories.\u00a0 Once inventories go down, and demand goes up, prices can start to go up again.<\/p>\n

The\u00a0patterns are changing<\/strong>.\u00a0 Once the market\u00a0stabilizes, we will see many more sales but we will not be returning to the pre-boom patterns any time soon.\u00a0 In many ways, this can be a good thing.\u00a0 Sellers will begin to depend on prices\u00a0staying in normal\u00a0range without spikes up or down and buyers will find more equity in values.<\/p>\n

Aventura sales were up considerably in the last 30 days<\/strong>.\u00a0 One\u00a0hundred and twenty five properties went into contract as opposed to only 31\u00a0sales the previous month.\u00a0 This is really great news<\/strong>!<\/p>\n

Right now, there is a terrific buy in Golden Pointe,<\/strong> a waterfront townhome with a beautiful water view of\u00a0 the intracoastal, that sold in 2005 for $810k and is now listed at 750k and will look at offers.\u00a0 It is a desirable corner property with 2505 square feet, four bedrooms and a two car garage.\u00a0 An excellent family home in a unique and exclusive community.<\/p>\n
