There&#8217;s so much information about Real Estate\u00a0and other things that most people are totally confused.\u00a0 We can\u00a0thank the internet for being invaluable and also\u00a0supplying us with so much info we don&#8217;t know what&#8217;s\u00a0really going on.<\/p>\n<p>I think\u00a0at times\u00a0James Bond couldn&#8217;t figure out how to buy a\u00a0Foreclosure. \u00a0Where do I look for them ? Who sells them ? Are they legitimate ? How do they happen ? Where do they pop up from ? Can I buy one ? Are they for real ? Can I really buy a house that cheaply ?\u00a0 Will they Explode ? Anyway&#8230;..I am going to try and simplify the confusion.<\/p>\n<p>To start with Foreclosures are properties owned by the bank because the mortgage wasn&#8217;t paid.\u00a0The bank\u00a0then takes the property. \u00a0\u00a0Now what do they do ? They have to find a way to sell these properties. Remember the bank is not in the Real Estate Biz. That&#8217;s where\u00a0I\u00a0 come into\u00a0the picture. \u00a0The bank gives the property listings to Realtors to market, maintain and sell.<\/p>\n<p>Realtors like\u00a0myself advertise them with\u00a0the Multiple Listing Service and a host of other sources like internet, print and so on. Now I guess you wondering where do you come in ? Simple ! All Real Estate\u00a0Agents have access to all the Foreclosures through the Multiple Listing Service.<\/p>\n<p>How do you buy one ? Simple ! Call me !\u00a0That&#8217;s one way, however, if you want to\u00a0purchase a Foreclosure just contact your local Real Estate Office or\u00a0Realtor and ask that person to show you properties\u00a0listed as Foreclosure.<\/p>\n<p>The next step is to find a property you like and make an offer.\u00a0This\u00a0is where it could get complicated\u00a0and you need to find an experienced\u00a0Realtor who will\u00a0understand\u00a0how to handle\u00a0the negotiation, You are not buying the house from a\u00a0every day seller. You are buying from the bank !\u00a0The bank has no emotional involvement\u00a0about the\u00a0offer.\u00a0They want to sell the property and have the process go as smoothly as possible without wrinkles.<\/p>\n<p>So what do you do ? Find a Realtor who\u00a0understands the necessary paperwork\u00a0and process involved.\u00a0You will need to supply a deposit and proof of funds or a legitimate pre-qualification approval letter from a lender.\u00a0The bank wants no hassles and wants to know you have the MONEY\u00a0! The other factor is YOU and the REALTOR need to be conscientious about the timing. Timing is crucial in the process. The bank doesn&#8217;t want to waste time waiting for the\u00a0MONEY or the Contracts to\u00a0be signed.<\/p>\n<p>Foreclosures are a fantastic opportunity to buy a property at a reduced market value.
