The properties seen here were listed and sold by various South Florida MLS participants from July 1st to June\u00a031st, 2016.<\/em><\/p>\n<p>Summer this year has certainly been interesting for Downtown Miami real estate. After a huge surge of sales as seen in <a href=\"http:\/\/themiamiobserver.com\/downtown-miami-june-2016-sales-report\/\" target=\"_blank\" rel=\"noopener noreferrer\">June\u2019s report<\/a>, July dialed the action down a bit.\u00a0Compared \u00a0to last month, July 2016 had <strong>22 sales<\/strong> with a total dollar volume of around <strong>$8.4\u00a0million dollars\u00a0<\/strong>in total. This may seem like a lot \u00a0but as I said\u00a0before,\u00a0summer months are often less active than the winter months in our market. Nevertheless, I do want to point out that there are 59 units listed as pending as of today\u2019s date. There\u2019s a good chance that July could\u2019ve been a lot more active than it seems on paper and some of these units have simply not closed yet.
