Ten Important Steps To Take Before You Put Your Home Up For Sale

SELLING CAN BE A GOOD AND FRUITFUL EXPERIENCE IF YOU FOLLOW THESE STEPS IN A TIMELY FASHION!

  1. DECLUTTER Clean out every room in the house by removing all unnecessary items like toys, boxes, old plants, clothes that are left about.
  2. PROFESSIONALLLY CLEAN the home.  It is worth the cost to have all the windows and floors  cleaned.
  3. ENHANCE AND CLEAR OUT LANDSCAPING but spend less than $500
  4. BATHROOMS SHOULD BE SCRUPULOUSLY CLEAN and all old towels, shampoo bottles, toothbrushes, dirty glasses should be removed.  Buy inexpensive white towels and stack them up so they have a luxurious look.
  5. PAINT, if necessary, one month before putting the home on the market so it is still fresh. If you do paint, use one neutral color, throughout.
  6. REMOVE AS MANY FAMILY PHOTOS AS POSSIBLE…this will allow the buyer to visualize their family in the home and not yours.
  7. CLEAN OUT THE GARAGE.  Discard anything you don’t absolutely need.
  8. GET A HOME INSPECTION.  This will give you information about your home, before the buyer has his inspection and will give you a heads up as to what may need fixing.  If the job is small, you might want to get it repaired before you sell.
  9. AIR CONDITIONING SYSTEMS should be maintained and a new filter put in.
  10. ODORS can be a deal breaker.  Make sure your home is not only clean but smells good too.  A bowl of spices can do wonders!

Now  you are ready to put your home on the market .  The very last step is TO PRICE IT RIGHT!!
