Record Sales Define a Market on the Rebound
Although the summer is not yet over (not till September 23) the season has proven what a tremendous rebound home sales are enjoying in The Roads area and vicinity.
The Roads area is a prime Miami neighborhood ideally located close to Brickell, Coral Gables, Coconut Grove and the beaches. It is a neighborhood where you can get great value and still be in the heart of Miami. There are some very pretty homes from the 1920’s and 1930’s with a lot of charm and curve appeal.
During the Summer season of 2010 only 7 homes were sold; 3 of these were foreclosures and 2 were shortsales. The average closing price was $121 x SF. In contrast to this, during the Summer of 2011 we have so far 11 closed sales, of which only 2 are foreclosures and 1 shortsale. The average closing price was $170 x SF (40% increase from last year).
