I was making my way to my recent open house at 4324 Lennox Drive when suddenly my car was nearly accosted by the dancing open house sign that you can see above. Holy cow! It flopped over in front of me and I was eye to eye with that scary face! While I did not have the chance to go in and see the house that it was advertising, boy did I notice that they were open that day.
I work a lot in both Coral Gables and Coconut Grove and for a realtor, the difference between the two cities is a marked one. In staid Coral Gables, our for sale signs can only measure approximately 6″ x 6″ and we can hang one rider. For an open house we are permitted to put out a single sign, directly in front of the home: with that being the case, you’d better believe that we advertise the heck out of those opens because drive-by traffic on some of the city’s hidden streets is truly zero. Although I live in the Gables and love calling it home, it is, well, a little bit oppressively regulated at times.
Carefree Coconut Grove is a different story entirely. For sale signs may be large and multiple riders may hang below them. As for open house signs, it is perfectly OK to put out multiples; in fact, I had three leading to the aforementioned open house on Lennox Drive. Lennox is a tiny street and if I had to comply with the restrictions on open house signs set forth by the Gables, then absolutely no one who hadn’t viewed my ads would have seen that it was open. For my open house, the Grove’s laissez-faire attitude about signage worked out very well!
There is good and bad to each city’s approach about real estate signs. On one hand, Coral Gables does look pristine with its tiny yard signs and restrictions on the number a realtor may put out to indicate an open house. On the other, it does limit the number of people who spot a listing that is for sale. It is hard to miss the signs in Coconut Grove, particularly when one for an open house attacks you! I love that they are highly visible, but they do get in the way of neighborhoods’ tropical beauty.
