My buyers and I took a private tour of the Residences at Vizcaya recently, and it seems clear that a new level of luxury will be reached with this project. There will be only 18 units in total and seven boat slips in a private marina, as well as really wonderful amenities. The project is the single address on Hiawatha Street in North Grove just off South Bayshore Lane near Mercy Hospital, so the location cannot be beat! I had another opportunity to visit the site with my entire office just a few days ago, and my impression that the Residences at Vizcaya will be stunning is confirmed!
There are several floorplans designed by the developer. At this time buyuers have the opportunity to customize their floorplan is several of the units where the buildout hasn’t begun. On the north side of the building there are 5 residences with 5 bedrooms, 5 bathrooms and one half bath, plus full maid’s quarters. The 5 apartments on the south side will be just slightly larger (north side: adjusted square footage of 4,929 and south side adjusted square feet of 4,977) with 4 bedrooms, 5 bathrooms plus powder room and maid’s quarters. Each of these apartments have their own jacuzzis and pools. The asking price for each is $2,860,000.
Facing Biscayne Bay will be two 2-story townhouses, one atop the other, with 3 bedrooms, 3 bathrooms and a half-bath in 4,269 square feet. The price for these is also $2,860,000. On the land side of the project facing Coconut Grove are the 4 smallest apartments with 3,087 square feet holding 3 bedrooms and 3 and a half bathrooms. These are asking $1,340,000.
There is only one Penthouse available now. It’s on the north side and emcompasses one-half of that floor plus an amazing second-floor (rooftop) private terrace with it’s own pool. A few things unique to this developement are that the entire building has a full-service back-up generator, so power interruptions cannot happen. There will be a private wine storage for residents, and a 5,000 square foot botanical garden will be created on the public park that fronts The Residences at Vizcaya on South Bayshore Drive.
