Pine Manor is a townhouse project that was completed in 2008. The complex has 42 units and shares a similar master design plan of Oak Lane which we have written about in the past (click here) . Pine Manor has a more laid back style, tucked away in the residential neighborhood of High Pines, borders South Miami and is within walking distance to the Downtown South Miami entertainment district.
One huge benefit of Pine Manor is the extremely low maintenance fee of around $230 per unit. Pine Manor does not have a traditional garage, rather a carport that includes storage. Pools were not permitted in the small yards of the complex, but the complex does have a very nice community pool. The development is highly desirable due to its location in High Pines and is tucked away amongst the single family homes. In the past six months we have seen 6 closed sales. The average sale price per square foot for the development was $247 per sq. ft. for all of the sold properties. The highest of the sales was a 4/4 with approximately 3,000 sq.ft. which sold for $713,500 or $271 per sq. ft. A smaller unit consisting of 3/2.5 sold for $520,000 or approximately $217 per sq.ft.
A unit recently came on the market in Pine Manor listed at $720,000 and contains 3,000 sq.ft of living area. This equates to approximately $240 per sq.ft., in line with the average sales price over the last six months. To view photos and more information click here.
