Home sales have also gone up due to troubled properties, low mortgage rates, and the deadline for tax credit ($8,000) for first time buyers and ($6500) for repeat buyers. According to my illustrious leader Mr. Ron Shuffield, ” There’s no question that the market has been strengthening.” In Dade County, median home prices increased by 8% and existing home sales rose by 7% over last April. Michael Cannon who is an analyst, appraiser, and advisor said some markets like Coral Gables, MIAMI BEACH, and parts of Coconut Grove have kept their prices up. I have been telling my buyers that Miami Beach is a very unique market and it can’t be lumped in with most homes in other locations. Listen up appraisers! This is a destination and a location that people want to visit and live in. The diversity of people and the energy are so positive that its invigorating! Its hip, its happening, its Miami Beach! So have confidence in buying and feel good if you are a homeowner!
