It’s not my imagination…sellers in the Aventura, Miami Dade area, resist putting their homes on the market at prices that would sell. A great percentage believe that by waiting prices will increase or at the very least stabilize.Only 49% believe their homes lost value in the last year when in fact 70% lost value.
In other states throughout the country the real estate market is showing more signs of life as sellers become more realistic in their pricing and offer their homes to buyers looking for greater value.
In South Florida, where the real estate market took a tremendous fall, sellers are reluctant to face the truth and properties are still being priced close to what they were selling for in 2005.
CHANGE IN AVENTURA REAL ESTATE
When sellers adjust to the new reality in 2009, we will see activity and sales will result. When realtors explain the pricing in this market, sellers should listen. This is the key to selling. Homeowners have been reluctant to put their homes on the market, waiting for prices to go back but this will not happen, now.
The informed seller will put his home on the market at a price that will sell.
