Golden Isles is a great waterfront community with 98% of the properties on deepwater (8′ feet low mean tide), wide canals, average lot size 100′ x 150′ and ocean access within 20 mintues away with no fixed bridges. I have been selling this community for over 8 years and have participated in 5 out of the 6 sales this year which were all in the past 60 Days.
Part of the reason Golden Isles was able to break the 3 Million dollar barrier aside from the home sold being a beautiful 2007 newly constructed home on the water is that this exact home on the same lot size would be twice the price if located just across the waterway in Golden Beach. The Buyer that bought this property did not even know Golden Isles existed and begain their search for properties in Golden Beach and later found this property on the internet. The prices of Golden Beach have helped the value of this community, also 30% of the homes in Golden Beach do not allow boaters to dock their boats on the property because it is too shallow. The home sold today August 31st for $3,050,000.
