Historic Market Information for Colee Hammock off Las Olas

Stranahan HouseIt has certainly been a long time since Frank Stranahan first pitched a tent in Colee Hammock back in 1893, when he first arrived in this magnificent city.

It is with great pride as a native to Fort Lauderdale that I bring you market information on the neighborhood of Colee Hammock. As a historic neighborhood I think it would be interesting to point out market stats based on the age of the home. The following information will be based on the year the home was built.

  • Average price per square foot 1900 – 1940 : $525
  • Average price per square foot 1941- 1970 : $757
  • Average price per square foot 1971 – 2007 : $403

The following numbers will show the market price per square foot a year ago based on the age the home was built.

  • Average price per square foot 1900 – 1940 : $436
  • Average price per square foot 1941-1970 : $850
  • Average price per square foot 1971 – 2007 : $662

I am sure this can be interpreted in many ways. The numbers point to the fact that as I thought historic homes in good locations tend to weather the storms of down markets. As you can see based on the numbers the only category that has not been effected heavily by the market is the category of historic homes. I would love to see if other areas tend to have the same results.Colee Hammock Historical Home

I look forward to bringing you additional market information in the days ahead. In the meantime feel free to add your opinions.
