During the past six months, Cocoplum has had seven waterfront closed sales. Only one of the sales was without bridges to the bay, however the height of Cocoplum’s bridges allows access for large boats, and is much less restrictive than Coral Gables Waterway bridges.
The amount of linear waterfront square footage does not appear have as much impact on price as the age of the house, size of the lot, and total house square footage. The average linear waterfront square feet on the seven Cocoplum sales is 102 feet, the smallest measurement is 74 linear waterfront square feet and the largest is 125 linear waterfront square feet.
