With 24 pending sales recorded, April has been the busiest month so far this year in Brickell Key. So what is selling? The majority of sales consisted of distressed properties priced under half a million dollars.
Ninety two percent of the properties that went under contract had a listing price below $500,000 and 62.5% of them a listing price below $300,000; with 5 properties falling in the $400K-$500K price range, 2 in the $300K-$400K range, 8 in the $200K-$300K range, and 7 in the $100K-200K range.
As has been the trend, buyers are still finding value in distressed properties. Eighteen or 75% of the 24 pending sales in April were foreclosures and short sales. Buyers are looking for deals!
